1. Not Financial or Investment Advice

All content, analysis, models, frameworks, and findings provided are for educational and informational purposes only. They are intended to help the Client better understand the mathematical characteristics of their real estate portfolio — not to direct, recommend, or advise specific investment decisions.

2. No Guarantee of Results

All quantitative analysis, projections, simulations, and model outputs are based on mathematical models and Client-supplied data. They are subject to the following limitations:

• Models are only as accurate as the data provided by the Client in the intake form
• Past performance and historical data do not guarantee future results
• Monte Carlo simulations describe a probability distribution of possible outcomes — they do not predict or guarantee actual outcomes
• Real estate markets are subject to unpredictable macroeconomic, regulatory, and local factors that no model can fully capture
• The Efficient Frontier analysis, Sharpe ratio, and all other risk-return metrics are estimates derived from the data provided and from standard financial modeling assumptions, not certainties
• All projections, return gaps, and dollar figures referenced as potential improvements are estimates only and are not promises of actual results

3. Your Independent Responsibility

All investment, financial, and real estate decisions — including any sell, buy, rebalance, or refinancing decisions referenced in the Optimization Recommendations or Implementation Roadmap — are made solely at the Client's own risk and discretion. The Client is solely responsible for:

• Evaluating the relevance and applicability of any analysis to their specific situation
• Conducting their own due diligence before making any investment decision
• Seeking advice from licensed financial advisors, attorneys, tax professionals, and real estate professionals as appropriate before acting on any recommendation
• All outcomes resulting from decisions made based on or influenced by the Portfolio Optimization Review, including use of the Monitoring Dashboard, the Python models, or the Decision Framework document after the engagement concludes

4. No Fiduciary Relationship

Engaging Viregenix LLC or Rollie Khay for a Portfolio Optimization Review does not create a fiduciary relationship, advisory relationship, or any ongoing professional relationship beyond the defined scope of the engagement. The Provider's obligations are limited strictly to the delivery of the analysis, report, tools, Review Call, and Handoff Session as described in the Terms and Conditions. No ongoing monitoring, support, or advisory service is implied or included after the Handoff Session concludes, unless separately agreed in writing.

5. Independent Use of Tools After the Engagement

Following the Handoff Session, the Client is provided with a Monitoring Dashboard, Python model files (including a Monte Carlo simulator, correlation matrix model, efficient frontier model, and Sharpe ratio calculator), and a Decision Framework document, with training on how to operate each independently. The Provider is not responsible for the Client's ongoing use, maintenance, updating, or interpretation of these tools after the engagement concludes. Any errors introduced by the Client when updating the dashboard, modifying the Python models, or applying the decision framework to new data are outside the scope of the Provider's responsibility.

6. Accuracy of Information

While every effort is made to ensure analytical accuracy, Viregenix LLC makes no representations or warranties about the completeness, accuracy, or reliability of any analysis, model output, or information provided. Users rely on any information provided entirely at their own risk.

7. Limitation of Liability

To the fullest extent permitted by applicable law, Viregenix LLC and Rollie Khay shall not be liable for any investment losses, financial damages, missed opportunities, or any other direct, indirect, incidental, or consequential damages arising from use of or reliance on any information, analysis, model output, or tool provided through the Portfolio Optimization Review.

8. Seek Professional Advice

Before making any significant financial or investment decision based on the Portfolio Optimization Review, the Client should consult with licensed professionals appropriate to their situation including a registered investment advisor, certified financial planner, real estate attorney, tax professional, and mortgage professional.

9. Governing Law

Viregenix LLC is registered under the laws of the State of Wyoming, United States. This Disclaimer is governed by the laws of the State of Wyoming.
